Repairs and Maintenance

The Property Services & Regeneration department is responsible for the maintenance of all Twynham housing stock. Maintenance falls into four key types, which apply to all properties at some time or another:

Aids and Adaptations for disabled persons
Twynham carry out a large number of works to improve the quality of life for our less able residents, we work closely with your Occupational Therapists and other agencies to meet your needs. We will also assist in obtaining funding from external sources and in many cases we pay for and carry out the works ourselves.

Reactive/Responsive Maintenance
You will be most familiar with this, as it is generally you who will report faults and problems within your home. This could be something like a problem with your central heating, slipped roof tile or electrical problems.

Cyclical Maintenance
This is ongoing, regular maintenance which is carried out on a recurring basis. This may include things like external decorations, gas servicing etc.

Planned Maintenance
This is strategic planned programmes for the bulk renewal/improvement of a specific block of properties. This includes repointing, kitchen renewals or window replacements. This is largely driven by the governments Decent Homes Initiative. For more information on the Decent Homes Initiative click here.

Voids
This entails remedial/improvement maintenance to ensure empty properties are brought up to the required standard for the in-coming tenant.

The Property Services team is located at our main Christchurch office and comprises a Repairs Team to deal with repair requests various Surveyors and with administrative support. Property Services also manage and coordinate the activities of our various contractors.
